Aside from pricing the home right, agents say, sellers can entice buyers by offering home warranties and agreeing to pay for closing costs or buy down interest rates. Banks usually don’t make such offers.

Another way to stand out among the foreclosures and short sales: Go green.

Michele Bellisari, an agent in Broward  and Palm Beach Counties, recommends sellers get home energy audits to see what energy efficient savings they can pass on to buyers.

Foreclosures can be a great deal, but most buyers don’t have the money to upgrade. Being energy efficient definitely gives you an edge.”

One example of how terrazzo is used in Miami as an integral part of Miami Design is a home featured in Florida Design’s Miami Magazine, vol.5 no.2.

In the article, entitled “Life is Beautiful” by Robin Gelfand, a home restoration in Coral Gables is described as follows:

Following the terrazzo flooring into the foyer, an 18th Century English style banister, laquered in red, doesn’t merely draw the eye, it captures it and holds it hostage. Crystal knobs embellishing the newel posts modernize the Honduran mahogany stair treads and handrail, while a Bacarat chandelier keeps company with one found in the painting “Soft Velvet”, and oil on canvas by artist Emi Avora. The owner’s own Chinese Deco area rug dates back at least a half century… And in the end, the designer set the scene for the owner’s love of all things Italian, and it is in this spirit that every inch is designed for a rich and abundant “la vita e bella” or beautiful life, as is the Italian way.

I love this description because it describes how a terrazzo floor leads one into this home as a pathway to a sensous luxury. In my experience, terrazzo is mush more than a practical, durable, energy efficient addition to a home. It also adds romantic beauy to overall design, taking a home to a higher aesthetic place, making it part of a beautiful life.

The influence of italian terrazzo can be seen throughout Southern Florida- it is an important part of our architectural heritage.
